Code Enforcement

Every one wants to live in a safe, well-maintained environment. Most residents voluntarily adhere to city codes. Unfortunately, violations will occur on residential and business properties within the city, due to ignorance of the laws. When this happens, the Code Enforcement Division steps in and is responsible for obtaining compliance to the standards set forth by the City.  Specifically, we regulate the City’s ordinances on Address Numbering, Public Nuisances, Sign Regulations, Watering Restrictions, Zoning Regulations and other code issues. Our goal is to achieve voluntary compliance through education, communication, and cooperation.

We respond to citizen complaints. Residents may phone our office with complaints of possible violations. Be prepared to provide us with the street address and a brief description of the potential violation. Your call may be anonymous or you may provide us with your name and phone number, so that we may contact you with the outcome. This information becomes part of the public record and is available to any citizen for review.

The Code Enforcement process follows guidelines set forth in Chapter 162 of the Florida Statutes. The process can be frustrating to complainants due to the lapse of time between the complaint and any action:

  •     The Code Enforcement Inspector visits the site to confirm the alleged violation.      If the violation is confirmed, the Inspector will either leave a door-hanger at the     property or mail a Courtesy Letter to the property owner advising them of the       violation. Typically, 2 weeks is allowed for compliance. A property owner may        request additional time to comply.
  •     A re-inspection is conducted after 2 weeks. If the
violation has been corrected, the case is closed or shown in compliance.
  •     If the re-inspection finds no change, then a Notice of Violation is prepared and         sent, allowing additional time for compliance.
  •     Failure to comply to the Notice will result in the property owner being scheduled     to appear before the Code Enforcement Board for action. The Board generally       provides additional time for compliance before commencing with a daily fine.          Compliance is required to stop the daily fines. If the fine is not paid, a lien will     be placed on the property of the violator.

The Code Enforcement Board Hearings are held on the second Thursday of every month at City Hall in the Commission Auditorium at 2 p.m.. Code Board members are community volunteers, appointed by the Mayor and Board of Commissioners. The seven regular members and two alternates are appointed for a term of three years. Members may be reappointed for one successive 3 year term. For more information about this process, refer to the City of Tarpon Springs Code of Ordinances, Chapter 2, Article VIII. A copy of the Code is available at the Tarpon Springs Library, or you can visit the city’s website at http://www.ci.tarpon-springs.fl.us/, and click on Code of Ordinances under City Clerk.

The Code Enforcement Division is dedicated to maintaining a high standard of living for all citizens. We enforce codes in order to help ensure a safe and pleasant environment that also helps maintain the highest value for your property.
